Structure of Management
The House/Land Owners have set up a management company for the purpose of managing the maintenance budget of the village. All decisions relating to the common property in the village are

Managing Agent obligation
In accordance with their function as outlined above, ST Owners Management and Coconut Hills have certain responsibilities respectively to ensure that their management obligations are carried out.
Please note that what follows constitutes a guide only. Please refer to the Management Company for further information.
To contract with the relevant companies and authorities for supply of water and electricity to the projects, and that there is provision of a supply system to each house.
To ensure that sufficient budgetary provision is made for maintenance and repair of the water and electricity systems and that the repair work is carried out within the annual budget.
To make suitable arrangements in respect of refuse disposal.
To employ sufficient staff to ensure the smooth running of operational services.
To maintain water pipes and electric cables on the common areas.
To maintain up-dated management accounts in respect of service charges and any other reserve or other funds kept for the purpose of major works, e,g. a new well, road repairs.
Before the start of each financial year, to estimate service and maintenance charge expenditure, to send maintenance invoices to each plot/house owner and to make all reasonable steps to ensure the payment of those maintenance invoices.
At the end of each financial year, to prepare final accounts and arrange for them to be audited and then circulated together with any balancing charges or credits to be made.
To maintain all necessary bank accounts in respect of the project, to certify and settle all invoices properly rendered and approved in relation to the running of the project
To deal with all enquiries, in correspondence or otherwise, in relation to management and maintenance service charge matters.
It is our policy to maintain a pro-active approach to the management of the village and we will do our best to keep you informed of developments relevant to the village by way of management newsletters. There is at least 1 general meeting of the land and house owners a year and sometimes there are interim meetings when there is additional information to share.
The House Owner/Plot Owners Obligations
Please note that what follows constitutes a guide only. Please refer to the Owners Committee if you have any questions.
As a plot or houseowner your obligations are:
To pay your share of the annual maintenance budget as set by the owners community.
To be responsible maintenance and upkeep of all property and installations within your house/plot area.
To be responsible for insuring your own house.
To be responsible for arranging pest control.
To abide by the rules laid out in the House and Ground Rules.
To maintain your house and grounds to maintain the reasonable standard expected by the project and community of owners including; painting and maintenance work to be done to your house, internal and external.
To ensure that you do not obstruct or otherwise interfere with any border shared with your neighbour[s] and in Santi Thani not to construct any structure within 3 meters of the boundary.
Not to obstruct the common roads or areas with vehicles, rubbish or structures.
To comply with any regulations which the management company and/or residents committee may make from time to time by vote of the owners.
